Rent vs P&I is the median rent as a share of principal and interest at 20 percent down and 6.5 percent over 30 years, before every other cost; 100 percent means rent covers principal and interest and nothing else, not taxes or insurance. Across all 597 cities, rent clears that bar in 373 (62 percent).
What the top of the list has in common
Of the 25 highest yields, 18 sit in cities where the median closed price is under $200,000 and 5 are condo-heavy rental markets, where the rent is for a unit and the price is for a mix of units and houses. High yield is mostly a low denominator. A 20.0 percent yield on a $90,000 home in Gary and a 9.3 percent yield on a $425,000 home in Toms River are different businesses: the first has a far lower dollar rent behind each point of yield and, in most such cities, a thinner resale market; the second has a much larger dollar rent for each point of yield.
The bottom of the ranking is where prices ran ahead of rents: Beverly Hills at 2.4 percent, Newport Beach at 2.5 percent, Berkeley at 2.8 percent. For cities like those, the realized appreciation study is the better lens, because rent is not what buyers there are paying for.

Method
Gross yield is twelve times the median observed rent on rentals that left the market in the last 12 months, a blend of confirmed lease closes and final asking rents, over the median closed home price in the same city. Rentals are deduplicated by address and date; the rent is the observed rent at the end of the listing, a confirmed lease close where property records hold one and otherwise the last price asked before the listing came down. A city qualifies with at least 150 such rentals and a closed-price median. Medians are per city, so the national figures above are medians of cities, not of all rentals pooled. Both the rent and the price here are measured for the postal city, the area that shares the city name, which is wider than the municipal boundary used on the linked Resideline market pages; that is why a price on this page can differ from the median on the city page it links to. The price median covers the 12 months ending August 17, 2026. This is the same basis as the best rental yields study, and its figures match it.
