A Worked Example

Assume operating expenses of 35 percent of rent, about 9,660 dollars, which covers taxes, insurance, maintenance, management, and vacancy. What is a good cash flow for a long-term rental?
Many investors target at least 100 to 200 dollars per month per unit after all expenses and debt service, but the right threshold depends on your market and strategy. Appreciation markets often trade lower cash flow for equity growth, while cash flow markets do the opposite. Run the numbers both ways before you set your floor.
How is cap rate different from cash-on-cash return?
Cap rate is net operating income divided by purchase price and ignores financing, which makes it useful for comparing properties to each other. Cash-on-cash return is annual cash flow after debt service divided by the cash you actually invested, which tells you what your own money earns once the loan is in place.
