That median is among the lowest of any state in this series, and unlike most affordable states, Iowa's cheap price point extends all the way up into its largest market: Des Moines leads the state with 1,300 closings and still closes at $218,000. The Des Moines metro is the center of gravity. Des Moines, Ankeny, West Des Moines, Urbandale, and Waukee together produce 3,029 closings, about 24.1% of the state's total. But their medians run from $218,000 in Des Moines to $379,990 in Waukee, a $161,990 spread inside a single metro. Anyone valuing property in central Iowa has to respect those municipal lines, because a comp that wanders from Des Moines into Waukee is off by more than the price of a full renovation. Outside central Iowa, the pattern is affordability with real volume. Cedar Rapids at $215,000 on 804 closings, Davenport at $186,375 on 479, Sioux City at $220,000 on 371, and Waterloo at $194,000 on 301 all price well below the $265,000 state median. Iowa City at $325,000 is the notable premium market outside Des Moines, closing $60,000 above the state median on 460 sales.
